BACKGROUND
Since 2004, Economic Development and Tourism Development have shared office space at 620 N. Main Street in Belmont. Over the last 20 years, each department has adapted to the changing needs of Gaston County. This included using conference room space, storage room space, and shared workroom space to accommodate 3 additional offices. With 13 offices now along the back hallway, we have reached capacity and are using lobby space for employee offices.
Given the flexible nature of our marketing work in Tourism Development, it seemed more practical for Tourism to eventually relocate, leaving Economic Development with the entire building space. By Tourism vacating the building, the space can be renovated, and Economic Development areas expanded to meet the current needs and space requirements for the type of work they do.
We were approached about space at Dynamo 31, 100 Main St., McAdenville, which is in a growing downtown along the banks of the South Fork River. This area is convenient to many of our partners and provides outdoor recreation activities with the nearby related business amenities, which is a staple of our County destination branding. We have been working on a draft agreement with Dynamo 31 Properties, LLC for lease of the office space including the costs for needed upfits. The monthly lease is $9,147.71 (base + TICAM) and the financed tenant improvement is $3,506.15 (to be amended based on final amount financed).
