BACKGROUND
The Gaston County EDC is requesting funding to perform due diligence of approximately 83 acres in the Cherryville Township. The land, anticipated for purchase, would be developed for a business park targeted to industrial users. This request is the continuation of a land planning process of the NC 150 corridor initiated and funded by the Gaston County Board of Commissioners. The purpose of the initial study was to identify land development opportunities along this expanded section of NC 150 that could boost growth in the area. More than 600 acres of land were examined and the most promising 83 acres has been targeted for acquisition.
It is anticipated the park will spur investment, jobs and ancillary growth in the corridor. This area has not shared in the same prosperity experienced throughout other parts of the County and this targeted effort should provide a boost to their economy.
The funding will be used for the following items. First, in order to ensure the site can be developed, a Phase 1 environmental audit will be performed to determine if any contamination of the land exists. Second, a preliminary wetlands delineation and Waters of the US will be performed to outline any development limitations or sensitive areas on the site.
