BACKGROUND
The current Gaston County fees adopted for the Building Inspections Department need to be amended to bring clarity to how fees are assessed based on project type. In addition to this, the proposed fee schedule changes will allow our office to begin charging State-mandated fees that are set to take effect on January 1, 2027 as follow:
- Page 2: Building Permit wording could not be read due to the placement of the valuation table; added clarity to what permit types the valuation would be applied to
- Page 3: Single Trade Permits: wording was added to be specific to project type (i.e. Commercial vs Residential)
- Page 3: Fire Alarm and/or Sprinkler: removed from the ‘Single Trade’ section in adopted fee schedule & made to be subject to valuation table for permit costs
- Page 3: Appliance Installation and/or Change-out: new permit type proposed to be in-line with approved Legislation regarding permitting requirements for appliance change-outs and installs
- Page 3: Strike through to remove Electronic Plan Review Fee since it is no longer applicable
- Page 3: Removed verbiage regarding demolition exception from Technology Fee
- Page 3: Moved Houses - matching minimum fee for new house at $990
- Page 3: Currently charged fees for State Licensure Inspections; just made it’s own sub-section
- Page 4: Made Remodel permit charges be the same for residential and commercial structures; removed ‘per trip’ wording since the intent behind the fee was to be per inspection (is currently listed on adopted fee schedule, but is just ambiguous as to how it applies)
- Residential Accessory Structures: amended sub-trade to be applied per inspection vs per trade
- Page 4: New fee added for Commercial Change in Use permit fee
- Page 4: New fees needing to be added as mandated by the State of North Carolina (Homeowners Recovery Fee has been charged for many years but never included in Fee Schedule; however the State Building Code Regulatory Fund fees are set to become effective January 1, 2027)
